Bangkok Real EstateBangkok is the capital of Thailand and has over 6 million people in Bangkok “proper”, and nearly 12 million people in the greater metropolitan area.  Popular areas for expatriates (expats) include Sukhumvit Road, Phloenchit Road, and in the Silom & Pathumwan-Lumpini areas.  These convenient locations are in the central business district (CBD), and offer easy access to the Sky Train which is very important due to the traffic.  There are horror stories of persons sitting in traffic for 4 hours just to go 2 kilometers when there is a heavy rain. The Sky Train makes it very convenient, easy and fast to get around Bangkok – you can travel across nearly the entire city in 15 minutes.  So, getting a location where its convenient to get on the BTS sky train can make your quality of life much better overall. These areas typically offer housing that includes condominiums for sale.  It is important to note for a prospective purchaser:  foreigners can only own condos.  They can not own land under a house; they can only lease it for up to 30 years at a time (and typically it has options for renewals, etc).  Also it is important to note that acquiring financing locally within Thailand for foreigners is extremely difficult.  It is best to plan on having your own financing in place to purchase Bangkok real estate.  Most expats purchase their Bangkok condo with cash.

Bangkok Condos

Bangkok CondosBangkok condos are the main housing that is utilized by expatriates considering purchasing a home. The government has placed restrictions to limit the amount of foreign owned “real estate” (read: land) to limit the speculation that was occurring in the city. Many feel that the best places for expats to live is expatriates in the Sukhumvit road & Phloenchit road, in the Silom & Pathumwan Lumpini subdistricts. Roughly half of all expatriates live in these areas. The cost of living if you are making a western salary, can make Bangkok quite affordable relative to most other large cities. The areas around Ekkamai, Tong Lor, and Phrom Pong also remains quite active within the expatriate affordability and desirability requirements. This desirable location with close proximity to foreign friendly services (groceries, services, etc) and the BTS skytrain makes the prices of condos within these areas fairly expensive relative to the other areas of Bangkok. Townhouses and townhomes are gaining in popularity as well. Silom/Sukhumvit districts are quite popular for townhomes and have easy access to Soi 10.
